Tuscany Falls — 36 holes, two courses

The Tuscany Falls golf complex is the larger of the two — a 36-hole layout split into the East and West courses, designed by Dick Bailey, a noted Arizona course architect. The layout is known for its dramatic mounding, rolling fairways, and strategically placed bunkering — visually demanding, but playable from the shorter tees for most handicaps.

East course signature hole: the par-3 #13 requires a carry of more than 100 yards over water from the tee box to the green — short and intimidating. West course signature hole: #3, with stunning views of the White Tank Mountains framing the fairway.

Eagle's Nest — 18 holes, lakes & mountain views

The Eagle's Nest course was the original PebbleCreek course and has been earning rave reviews since opening. Seven lakes come into play throughout the 18 holes, with several subtle but tricky elevation changes. Views of the commanding White Tank Mountains are visible from most of the back nine. Fun for beginners, demanding from the back tees — the kind of course locals say they'd play every day.

Golf Associations & Clubs

If you live here and want to play regularly with the same group, PebbleCreek has multiple golf associations open to homeowners — separate from green fees, these are social/competitive groups with weekly play, tournaments, and year-end events:

For membership in any of these, contact the relevant pro shop directly — they'll connect you with the current association leadership.

Thinking about a home on the golf course?
Tuscany Falls and Eagle's Nest both have homes lining the fairways. Some come with mountain views, some with water views, and they tend to hold value better than off-course homes. We can show you what's currently available and what just sold.

💡 Insider Tips

What we tell every buyer about golf here

You don't need a separate golf membership. Unlike Corte Bella (which is semi-private) or PebbleCreek's neighbors at Sun City Grand, golf here is built into the community — you pay green fees per round at resident rates, but there's no required monthly golf membership fee on top of HOA dues. The economics are very different from private clubs, and most residents prefer it that way.

54 holes is a lot. Most homeowners we work with rotate among Tuscany East, Tuscany West, and Eagle's Nest depending on the day. You almost never have to play the same hole twice in a week.

Both clubs are 100% owned by the HOA. This is important: when you buy in PebbleCreek, you're buying into a community that owns its own golf operation. The clubs aren't going anywhere, the rates are stable, and the maintenance is funded by HOA reserves — not by a developer or third-party operator who might raise rates or sell the courses.

The practice facilities are top-tier. Both clubs have driving ranges and putting greens, and the Tuscany practice area includes a short-game zone — plus pro instruction is available at resident rates.

Tee-time priority for residents. If golf is a major part of why you're moving, that resident priority on the tee sheet is real value. Outside play and guests have to book later — locals get first crack.
