Sun Village is the smallest and most intimate of the West Valley 55+ communities — just 1,382 homes inside a gated perimeter on Bell Road in Surprise. The community is part of "Retirement Row" — the same Bell Road corridor that runs through Sun City, Sun City West, Sun City Grand, Arizona Traditions, and ends at Sun City Festival in Buckeye.

Built in the mid-1980s, Sun Village offers low-maintenance patio homes and townhomes designed for compact, lock-and-leave retirement living. Single-family detached homes are available in the Pima, Hopi, Shawnee, Comanche, and Kiowa village neighborhoods. Patio homes cluster in Zuni Village, which has its own community center and pool in addition to the main amenities.
