It was Del Webb's first foray into the country club format — designed to give buyers the amenity package of a Del Webb community in a smaller, more intimate setting than the surrounding Sun City West, Sun City Grand, and original Sun City developments. The 45+ age restriction (instead of the typical 55+) makes it particularly attractive to younger retirees and empty-nesters. All homes are single-story, Santa Barbara / Mediterranean-style with stucco walls, tile roofs, archways, and courtyards.

What distinguishes Corte Bella isn't just the gates — it's the deliberate country club lifestyle and premium build quality. The community features 12 distinct floor plans ranging from 1,154 to 3,300 sq ft: Montecito, Arcada, San Ysidro, San Marco, Encanto, Mirada, Cambria, Alameda, Figueroa, Granada, and others. Many homes have 2.5 or 3-car garages, detached guest casitas, oversized lots, and golf course views. Granite countertops, custom finishes, and Mediterranean courtyards are standard rather than upgrade. The championship 18-hole golf course — designed by Greg Nash and stretching 7,011 yards from the tips — winds through the entire community, creating fairway frontage for a meaningful share of the homes.

All Corte Bella owners are automatic social members of the country club; full golf membership is an additional fee but is also open to non-residents.
